4. Description: The proposed works include for multi-elemental improvement works at the specified location. The major work elements are listed below; (refer to Description of the Works Price List and drawings for specific works per location within the buildings for all works)
Clean roofs
Replace rainwater goods with aluminium
Renew PVC fascias and soffits
Renew eaves felt
Clean all external facades
Replace external windows with aluminium
Replace external doors with aluminium
Extract existing fibre cavity wall insulation with refill with blown beads
Break out complete ground floor and provide new insulation, dpm and screed
Provide new injected DPC to ground floor walls
Replace floor finishes
New suspended ceilings to communal areas
New ceilings throughout
Renew wall plaster
Internal redecoration throughout
Replace all internal doors, frames and screens
Replace all kitchen storage furniture
Firestopping survey and report
Firestopping and compartmentation works
New wall finishes to ensuites, communal WCs, shower rooms and kitchen areas
Minor structural and layout alterations
Disconnect existing and renew all mechanical services within the kitchens
All existing plumbing and wastes are to be drained down and renewed
All existing radiators and heating pipework within the apartments is to be drained down and renewed
Existing gas boilers and gas meters are to be disconnected and removed to facilitate refurbishment works and carefully reinstated
Existing cold water storage tank to be drained down and permanently disconnected
An existing cold water storage tank shall be retained as a mains water break
All existing SVPs shall be disconnected and replaced to terminate at roof level
Extract fans shall be renewed throughout all flats
Disconnect and removal the complete existing plumbing system. Supply & Installation of a
