Mears was awarded the contract for the SHDF (Social Housing Decarbonisation Fund) Wave 2.2 retrofit project in Thurrock, valued at £10,505,345.44. The project aims to upgrade 181 homes to improve energy efficiency, comfort, and sustainability. The works were completed from August 2025 through to May 2026.

As part of our commitment to delivering warmer, healthier homes, Mears is undertaking a comprehensive retrofit program, which includes the following key upgrades:

  • External wall insulation (EWI): We are enhancing the thermal efficiency of the homes to reduce energy consumption and lower heating costs for residents
  • Facade repairs: We are repairing and restoring the building facades to ensure the long-term structural integrity and aesthetic appeal of the properties
  • Loft insulation: We are improving loft insulation to reduce heat loss and further enhance the energy performance of the homes
  • Ventilation improvements: Our team is installing upgraded ventilation systems to ensure residents enjoy a healthy indoor environment with improved air quality
  • Window and door replacements: We are replacing old, inefficient windows and doors with modern, energy-efficient alternatives to improve thermal comfort and security
  • LED lighting: We are upgrading all lighting to energy-efficient LED fixtures, providing long-term savings and reducing carbon footprints

The results of our retrofit works have been positive, both in terms of resident satisfaction and the overall impact on the community. We have improved comfort and energy efficiency.

Residents have noticed a significant improvement in the warmth and comfort of their homes.

Mears is also proud to have delivered tangible social value throughout this project, including:

  • Refurbishing the Flowers Community Hall Kitchen to enhance local facilities
  • Installing a lifesaving defibrillator for the community’s safety
  • Donated 20 winter warmer packs to the Friends of Essex Homeless Charity which supports vulnerable members of the community who use the hall
  • We’re currently redecorating two community centres, including upgrades to lighting and painting, which will provide a fresher, more welcoming environment for local groups

The project has also achieved an outstanding 44/45 CCS (Considerate Constructors Scheme) score, a testament to our commitment to safety, quality, and community engagement throughout the project.
