A historic Leeds property located in the city’s commercial district and close to the Queens Hotel is to be redeveloped and extended to create a new apartment complex and restaurant space if new plans secure approval.Originally a warehouse dating back to the 1800s, 17 Wellington Street is situated directly adjacent to the vacant plot earmarked for the proposed City Square House development and close to Princes Exchange, home of law firm DLA Piper and serviced office provider Regus Leeds.Acting on behalf of owner Hallborough Properties, property consultancy Barton Willmore has lodged plans seeking permission to convert 17 Wellington Street and construct a seven-storey extension to the rear.Designed by Think Architecture + Design, the Wellington Street element of the scheme would house a restaurant and café at ground and first floor with eight apartments above. The proposed work aims to be sympathetic to the listed building.Space for the extension, which would incorporate a further 14 apartments, would be created by the demolition of 49 Aire Street to the rear of 17 Wellington Street.Discussions have taken place with Leeds City Council and Historic England to ensure the new-build structure, which also includes a restaurant and café, respects the character and setting of 17 Wellington Street.The properties would be a mix of one and two-bedroom flats, some of which will be duplex, with the two buildings linked at ground and first floor level and by a walkway joining the third and fourth floors.Other professionals working on the scheme include development manager Holbeck Land, structural engineer Dunster Consulting, heritage consultant Johnson Mowatt, mechanical and electrical expert BSAP and quantity surveyor Burnley Wilson Fish.
