Plans have been submitted for the extension of a prominent four-storey office building within the southern professional quarter of Leeds, adjacent to the River Aire and opposite KPMG’s new eye-catching base in the city.No 2 The Embankment is a 37,000 sq ft ‘U’ shaped building made of three separate “wings”. The property is located 250 metres south of Leeds Railway Station while nearby occupiers include Eversheds, BT and Asda. KPMG’s One Sovereign Street home is directly opposite.Acting on behalf of CBRE Global Investors, Axis Architecture has drawn up plans for proposed alterations to the building including one and two storey extensions, creating 15,600 sq ft of additional space.The works proposed include the construction of a one-storey extension to each of the Sovereign Street and riverside ‘wings’ of the building, and construction of a part one, part two-storey extension to the west wing of the office scheme.Internal and external alterations to the existing building are also proposed to allow construction of the proposed extensions, while changes to the layout of the internal courtyard parking areas would provide disabled bays, motorcycle parking and bicycle stores.According to the application, submitted by property consultancy CBRE, the proposed increase in height and scale of the buildings is appropriate when compared to adjacent schemes. The office complex’s “highly sustainable” location is also cited.
